Finding industrial and warehouse owners in Charlotte

Charlotte's industrial zoning is ML-1 (warehouse, distribution, light manufacturing) and ML-2 (heavier industry). The owner of record is on the county's property record. If it's an LLC, the people behind it are in the company's state filing.

Which zoning is industrial

Charlotte and the six towns each write their own codes. These are the ones our filter counts as Industrial.

CodeWhat it is
ML-1Charlotte. Warehouse, distribution, light manufacturing and assembly, with a little retail for workers.
ML-2Charlotte. Heavier industry, including hazardous uses and large outdoor storage.
I-1, B-DCharlotte, old code. Became ML-1 on June 1, 2023. Still shows up as I-1(CD) where an older conditional rezoning kept it.
I-2Charlotte, old code. Became ML-2. Still shows up as I-2(CD).
G-IPineville. The town's industrial district.
I, I-GMint Hill. The town's industrial districts.

Some industrial buildings sit in other districts. IMU (Innovation Mixed-Use) covers older industrial areas turning into a mix of light industry, shops and housing. OFC (Office Flex Campus) allows some light industrial on office campuses. Our filter puts IMU under Mixed use and OFC under Office, so check those too for a wider net.

The free way, one parcel at a time

  1. Check the zoning. In My Charlotte Lookup, click Districts and type the address. Zoning Designation is the code.
  2. Find the owner of record. Search the address in POLARIS 3G, the county's property system. You get the owner name, tax mailing address, last sale and assessed value.
  3. If it's an LLC, look it up. Search the exact name in the NC Secretary of State business registry. The annual report lists the managers and members. The registered agent is often a law firm, so look past it. Our NC LLC lookup guide walks through it.
  4. Reach out. A letter to the tax mailing address always works. Public records almost never have a phone number.

That's one address at a time. A full list of ML-2 parcels with owners means joining the city's zoning layer to the county's parcels in GIS software.

The faster way

  1. Open the map. Mecklenburg is the default.
  2. Tap Filters: size, zoning, owner and check Industrial under Zoning category. Add size, acres, year built, ZIP or years held if you want.
  3. Search, then sort by Zoning. Each result reads like "Industrial: ML-2".
  4. Open a card for the county record and owner of record. Tap See who's behind the LLC for the people in its state filing when the match holds up, and Get owner contact for a phone and email when we find one. Every phone is marked with its line type and do-not-call status, and a lookup only counts when it finds a match.
  5. Save the property to a list and keep notes on the card.

Zoning says what's allowed, not what's built. An ML-2 parcel can hold a church or sit empty. Add Property class Industrial to find buildings the county records as industrial. Parcels with no zoning on record don't show up when the zoning filter is on.
